Water Pressure

What Is a Water Pressure Regulator?

The short answer

A water pressure regulator (PRV) is a valve that reduces high incoming water pressure from the city supply to a safe, consistent pressure for your home — usually 40–60 psi. Without one, high street pressure can damage pipes, fixtures, and appliances over time.

Common symptoms
  • Pressure varies or seems too high
  • Pipes bang or hammer when faucets close
  • Faucets spray hard
  • Appliances like water heaters and washing machines fail early
  • Multiple fixture failures over time
Most likely causes
  • —Street pressure higher than 80 psi
  • —PRV failing or out of adjustment
  • —No PRV installed
  • —PRV screen clogged with debris
Safe things you can check
  • ✓Test pressure at an outdoor spigot with a gauge — ideal is 40–60 psi.
  • ✓If pressure is above 80 psi, a PRV is needed to protect your plumbing.
  • ✓If pressure drops across the whole house, the PRV may be failing or its screen is clogged.
  • ✓PRVs typically last 10–15 years before needing replacement.
When to call a professional

If the whole house has low pressure and the PRV is the cause, we adjust or replace it. If your home has no PRV and street pressure is high, installing one protects your pipes, fixtures, and appliances from damage.
